Award-winning residential developer London Square has started work on its latest development – a smart collection of eight apartments converted from a Grade II Listed building and 15 contemporary houses in the sought-after village of Hayes, near Bromley, BR2.
Set behind grand gates on West Common Road in a conservation area, Belgrave House, the centrepiece of the development, will be sensitively converted into a collection of two bedroom apartments with style and individuality. Meanwhile, nine three and four bedroom mews houses and six luxury five bedroom detached houses will be built in the six acres of grounds, offering a range of layouts for buyers to choose from. The development has over two acres of listed lawn, which will be landscaped for all residents to enjoy, whilst ancient protected woodland surrounds the development.
The new mews houses will be located where the stables would have been historically and the larger houses scattered amongst the grounds, so that Belgrave House becomes the focus of the site once again.
Built in 1776 by John Nixon, London Square Hayes, served as a private house for Nixon and his family for over 10 years when it was sold to Sir Vicary Gibbs; it has since served as a girl’s school, an army field hospital throughout the Second World War and most recently as Unite the Union offices. For the first time in nearly a century, London Square is returning the building to its original residential use.
Specialist Formation Architects designs will preserve and enhance the listed building, returning it to its original splendour, by repairing the façade of the building and restoring its period window reveals, window sills and chimneys. All of the unattractive 20th century modern additions will be removed, whilst a gate lodge will be built and an ice house restored and preserved as part of the scheme.
Excellent specification features throughout the apartments and houses, solid timber entrance doors, cutting edge kitchens with integrated Siemens appliances, underfloor heating, hardwood flooring to the hallway and living areas and ultra-modern, hotel-style bathrooms with sleek fittings and brassware. The houses also boast bi-fold doors leading off the kitchen/dining rooms, feature fireplaces, private front and rear gardens with patios.
Hayes enjoys its status as part of Greater London, yet it is also on the cusp of some magnificent Kentish countryside with some of the country’s most scenic views, historic houses and beautiful gardens. Hayes, West Wickham and Keston commons are all on the doorstep, offering acres of woodland and heath.
Hayes is a key commuter spot, with direct trains running into both London Cannon Street and London Charing Cross in under 35 minutes. Bromley town centre is less than four miles away from London Square Hayes, BR2, offering good shopping and leisure facilities. The mix of highly rated state and independent schools in the area also makes it a popular destination for families.
Rebecca Littler, Sales & Marketing Director, London Square, said: “London Square Hayes, BR2 is our opportunity to provide this beautiful listed building with a new and long-term future – restoring it to its former 1776 glory. We will be offering a mix of first-class apartments and houses to appeal to families and young professionals, where people want to live, close to good schools, leisure facilities and transport links to central London.”
Sales are expected to launch in September 2015 with apartments starting from £525,000 and houses starting from £850,000. To register your interest for the launch, please call 0333 666 2636, email
