London Square has exchanged contracts with Federated Hermes for Wimbledon Bridge House, the company’s 15th site acquisition since becoming part of Aldar at the end of 2023 and the third major site purchase this year intended for residential development in the capital.
Located in Wimbledon town centre, the site is in a prominent position in the heart of the affluent South-West London suburb - one mile from the All England Lawn Tennis Club, home of the globally renowned Wimbledon Championships, attracting over half a million visitors every summer, and close to fashionable Wimbledon Village and Wimbledon Common with over 1,000 acres of green space.
Wimbledon Bridge House comprises 128,000 sq ft of offices, a multi-storey car park and 38,000 sq ft of retail space. The building is opposite Wimbledon Quarter Shopping Centre and Wimbledon train station, a major transport hub with national rail underground, and tram services, with trains taking 14 minutes to London Victoria station in central London and 24 minutes to Sloane Square on the District Line. There is also fast road access via the A3 to the M25 to Heathrow and Gatwick airports and other major motorway links.
With a strong track record of delivery in South-west London, London Square’s first ever development was in Wimbledon village in 2012, with award-winning schemes in Putney, Teddington and the much-heralded Star and Garter Building on Richmond Hill. Two sites at Twickenham Square and Twickenham Green are currently under way.
London Square will now begin discussions with the London Borough of Merton on future plans for Wimbledon Bridge House, with a view to making a significant contribution to enhancing the town centre for local residents, businesses and visitors.

This latest acquisition follows the purchase of Leegate Shopping Centre close to Blackheath, South-east London, in March and Ransome’s Wharf in Battersea in January, adding to the 12 sites acquired by London Square throughout 2024.
The 15 sites will deliver more than three million sq ft of real estate across 10 London boroughs, with 10 sites already under construction. Of the sites acquired, 38 per cent of the homes will be affordable housing – making a significant contribution to alleviating the housing shortage in the capital. London Square will deliver more than 7,000 homes in London over the next five years.
