Award-winning developer London Square has agreed two partnerships with Clarion Housing Group to deliver 100 per cent affordable housing on two sites in Neasden in North-west London and the second phase at Staines-upon-Thames in Surrey.
London Square has sold the residential element of both sites to Clarion Housing Group, the UK’s largest social landlord, in a deal with a gross development value of £90m, and will work in partnership with Clarion, with London Square acting as development manager for the two schemes.
The projects will be delivered by Clarion and London Square Partners, the developer’s new division which focuses on working with registered housing providers and the public sector. This follows the company’s recent partnership with Peabody on the Holloway Prison site in North London, where more than 60 per cent affordable housing is planned.
London Square secured planning permission for 21 per cent affordable homes on the Neasden site. It acquired the Staines site in 2015 and secured planning for 21 per cent affordable homes on the second phase. The partnership with Clarion Housing Group will mean an increase to 100 per cent affordable, a mix of affordable rented and shared ownership, across Neasden and the second phase of Staines.
The 1.9 acre site at 60 Neasden Lane is a former office building and vehicle repair warehouse close to Neasden Lane High Street. 121 high quality homes designed by Assael Architecture in three low-rise blocks, with mixed brick facades and private gardens, plus attractive offices and landscaping at street level, will be delivered by 2022.
London Square Works, the developer’s commercial arm, has retained the freehold of the office space - with a gross internal area of 23,239 sq ft in total. It will be let as affordable workspace to local businesses who fit the criteria of contributing to the economic or social wellbeing of the London Borough of Brent. The site is a three-minute walk from Neasden underground station and forms part of the revitalisation of the town centre.
The 0.43 acre site for the second phase at Charter Square, Staines, is a former office block where 104 shared ownership homes will be developed, designed by Assael Architecture. The commercial space, with a gross internal area of 4,000 sq ft in total, has been retained by London Square Works. Completion is expected in late summer 2021. London Square is currently delivering a major £120m regeneration scheme on an adjoining site on Staines High Street, with a new public piazza, landscaped gardens, children’s playground, new retail, new homes for private sale, a gym and co-working spaces.
