London Square has secured the planning go-ahead to deliver an attractive new neighbourhood of 104 new homes, a mix of family homes and apartments, transforming a large site in the heart of Walton-on-Thames in Surrey’s commuter belt.
This is the fourth new London Square site in the commuter belt in the past two months. London Square secured the go-ahead earlier this month for two hotspot schemes in Kingston and Watford, following the award-winning developer’s acquisition in April of the St Michael’s Courtyard site next to West Croydon station.
London Square Walton-on-Thames will be set in over five acres of gardens with mature trees and landscaping, featuring stylish one and two bedroom apartments, and a collection of three, four and five bedroom houses, all with private gardens, and designed to reflect the local Georgian, Victorian and Arts and Crafts architecture. There will be communal green spaces and natural play areas for families dotted throughout the grounds.
The development will also deliver 10 affordable apartments, in addition to the wide range of home sizes for private sale, responding to local housing need outlined by Elmbridge Borough Council, which gave approval at a virtual planning meeting.
London Square acquired the 7.8 acre former sports ground site in Stompond Lane, from Elmbridge Borough Council in 2015 and the sale helped to fund the council’s construction of a new sports hub in Waterside Drive. London Square has already delivered phase one – with nine affordable homes, a day nursery building, a new car park and practice court for neighbouring Walton-on-Thames Tennis Club. The latest planning permission will also provide new landscaping and planting to provide privacy for neighbouring properties, parking and cycle parking spaces and improvements to the Ashley Road/Stompond Lane roundabout and nearby junction.
We are looking forward to continuing the transformation of this site into a new neighbourhood with first-class homes and green spaces, where local people and those who want to move to the area will really want to live. We are delighted to work with Elmbridge Borough Council to ensure that our new community will provide a wide range of homes, first-time buyers, affordable, small and larger families, in the centre of this very popular, well-connected town.
The development is in the leafy Ashley Park neighbourhood of Walton-on-Thames, a short walk to The Heart Shopping Centre, and to Walton-on-Thames station, with trains to London Waterloo in just 25 minutes. There are a range of excellent schools in the area and good leisure facilities.
London Square, which has an outstanding track record for tackling complex sites across Greater London, delivering a mix of affordable, homes for private sale, community facilities and commercial space, is continuing to look for new sites to expand the current land bank from £1.3bn to £2.6bn worth of assets, representing 4,500 homes.
London Square currently has 1,018 homes in production, forward sales of £180m and a land pipeline of 2,356 homes representing £1.3bn in gross development value. The company obtained a new £200m debt facility in 2018, securing the mid to long-term future of the company.
Work will start on site next month, with completion expected by the autumn of 2023. A sales presence will be on site from early 2021.
