Award-winning London Square has exchanged on its eleventh development site – a former office building in Eastcote village in the London Borough of Hillingdon – taking the value of its development pipeline to over £500 million.
The one acre site is situated in the heart of Eastcote High Street just 300 metres from Eastcote station. Located between the adjoining Conex House office building and The Ascott public house, it is close to shops, restaurants and community facilities such as health centres and dentists’ surgeries.
London Square purchased the site with planning permission to create a contemporary £15 million residential scheme – a collection of 42 one, two and three bedroom apartments in a landscaped setting, accessed via private gates from the High Street. Each apartment will benefit from an underground car parking space. Work will start in September this year and the development is expected to be complete in early 2015.
Brian Betsy, Managing Director at London Square, said: “There is a very buoyant local sales market in suburban north-west London at the moment, which we have experienced first-hand at our Ruislip development where we have sold 70 per cent of the scheme off-plan since the end of January. Buying this site with planning permission will allow us to start work as soon as possible and capitalise on the strong demand. This latest acquisition is our eleventh site and takes our development pipeline over the £500 million mark.”
Eastcote is a thriving suburban location in a smart corner of north-west London. Close to Ruislip, it is popular with families and young professionals and benefits from excellent commuter links into central London and great local facilities. Eastcote underground station, on both the Metropolitan and Piccadilly lines, is just a five minute walk from the scheme, offering a fast connection into Baker Street in just half an hour. The site is also well-placed for road travel – the A3 and A40 are close by, linking to the M25.
