Residential developer London Square has received planning permission to build a major new mixed-use scheme comprising 76 new apartments and penthouses, plus over 19,000 sq ft of retail and office space, at 113 Upper Richmond Road in Putney, SW15.
London Square purchased the 0.5 acre former office building, which is a stone’s throw from both East Putney underground station and Putney railway station, from Briargrove Limited and Investec Bank in June 2011, and expects to start construction work on site in May 2013. Works are expected to complete in 2015.
London Square Putney will include 28 one bedroom apartments, 40 two bedroom apartments and 8 premier apartments with large south-facing terraces. The retail and office space will be arranged over the ground and first floors of the building, with the residential units occupying the ten upper floors.
The development architects, cutting-edge practice Allford Hall Monaghan Morris, have designed a contemporary 12-storey building which will enliven and reinvigorate the Upper Richmond Road. The building’s facade will be predominantly brick-clad, featuring deep window reveals and ‘punched hole’ glazing.
The scheme incorporates a new south-facing private garden for residents and a new open plaza to the front of the site. There will be a communal roof garden at sixth floor level. The building’s double height entrance will lead through to a dramatic reception and concierge lobby area with garden views. Many of the apartments will have their own outside space in the form of winter gardens and balconies. The development will also provide secure basement car parking for residents.
The development will be fuelled by a CHP plant and its residential units will achieve the Code for Sustainable Homes level 4 rating, whilst the commercial spaces have been designed to obtain BREEAM Excellent certification.
