Award-winning developer London Square has achieved planning permission to build the second phase of its landmark mixed use development in a prime location at Upper Richmond Road in Putney, SW15. The entire scheme will now comprise, over 47,000 sq ft of flexible retail and office space, a new public plaza and 113 apartments and penthouses.
The contemporary scheme has been designed by architects Allford Hall Monaghan Morris, to enliven and reinvigorate Upper Richmond Road. The façades will be predominantly brick-clad with ‘punched hole’ glazing, and the double height commercial space will feature striking deep window reveals, making the development a prominent feature on this bustling stretch of road between Putney Hill and East Putney underground station.
London Square purchased phase two, a 0.5 acre former office building at 111 Upper Richmond Road, close to both Putney railway station and East Putney underground station, from Carlton Plaza Limited on 2 May. This follows the original purchase of phase one at 113 Upper Richmond Road from Briargrove Limited and Investec Bank in June 2011, where construction work started in May 2013. Both phases are now expected to complete in 2016.
Arranged in two wings over the ground and first floors of the iconic buildings, the commercial space has been designed to give considerable flexibility to the way it is used, providing different split options for potential purchasers. Phase two will have a prominent double height dedicated entrance for commercial occupiers and a large light-filled floorplate, with views onto the private courtyard. This space is visible from the street, providing users with several advertising opportunities. Meanwhile, phase one has been arranged in two wings and will provide convenient direct access onto the new plaza. The two wings will be connected at first floor level only, providing users with further flexibility. The ground floor commercial space in phase one will also be divided into three distinct zones.
The scheme will incorporate a new south-facing private garden for residents, which many of the commercial units with rear elevations will boast dual aspect views onto, as well as the street. A separate reception and concierge lobby area will be provided for residents, as well as communal roof gardens. Commercial users will be able to access the basement for parking bikes and disposing of waste, with a separate staircase and goods lift from residential users.
Brian Betsy, Managing Director of London Square, said: “As the property market in Putney continues to grow in strength, London Square’s decision to double the size of its original development, reflects its confidence in the market and ethos of delivering prime mixed use sites in highly coveted areas of London where demand outstrips supply. London Square Putney with its striking exterior and prominent position will bring new focus to this part of Upper Richmond Road and no doubt attract new businesses looking for a flexible, yet stylish space in a prime location.”
Putney has a buzzing high street with great shops, restaurants and pubs, riverside walks along the Thames and Putney Heath and Wimbledon Common close by, offering the best of London life, with excellent transport links via national rail, tube, bus and major road networks.
Residential sales are expected to launch in autumn 2014 from an on-site sales suite and commercial enquires are being handled by Savills.
