London Square Partners With Aster Group on Final Phase of Bermondsey Development

London Square has partnered with housing association Aster Group to deliver 60 homes for social rent in the final phase of the business’ transformation of the former Rich Industrial Estate in Bermondsey, SE1. This is the third partnership between London Square and Aster, which also owns and manages the affordable homes at the business’ developments at Wandsworth Common, (52 homes), and Twickenham Green in South-west London (59 homes).  


London Square’s Bermondsey site is located on a 4.7 acre former industrial site once home to a tannery and the Crosse & Blackwell pickle factory which lay vacant for almost 60 years.  Across the mixed-use neighbourhood London Square has already delivered 276 homes and 14,000 sq ft of commercial space through the restoration and conversion of a collection of heritage buildings. Amenities include a Co-op Local, plus an HQ created for local charity Tannery Arts, featuring educational and gallery space, for community projects and emerging artists.


In this final phase, London Square will deliver a further 183 new homes, with the new buildings constructed in three character areas, drawing inspiration from Bermondsey’s industrial heritage through varied façades and stepped heights. 


London Square will also deliver commercial space and new pedestrian links, with landscaped, seating and play spaces. A rooftop garden and a courtyard garden with lawns and shaded areas on the ground floor will create additional green spaces for residents. Green roofs and biodiverse planting will promote wellbeing and support wildlife with energy management measures driving a 35% carbon reduction for the buildings, compared to the existing site.

At Bermondsey, this final phase will bring forward 60 homes for social rent as part of a wider mixed-use neighbourhood on a complex brownfield site that had been vacant for decades. We look forward to continuing our work in Southwark, including the delivery of a further 338 homes for social rent at The Biscuit Factory, in partnership with Greystar and registered provider Square Roots."
