London Square has completed the acquisition of Ransome’s Wharf, a prime site close to the Thames in Battersea and directly opposite Chelsea Embankment. It is the 13th site bought by London Square since being acquired by Aldar at the end of 2023, reflecting the company’s expansion strategy in prime areas of the capital.
The 1.6 acre site was purchased from City Developments Limited and has planning in place for five attractive blocks of four to nine storeys set in landscaped gardens. The development will feature 118 homes, with 94 premium one, two, three and four-bedroom apartments for private sale, and 24 affordable homes, with more than 19,000 sq ft of commercial space. Existing buildings, including warehouses and office space on the site were demolished in 2018 and London Square will start construction in autumn this year.
London Square will deliver a new prime destination on the site, completing the regeneration of the area next to the Thames between Albert Bridge and Battersea Bridge. The apartments will have exceptionally high-quality specification throughout, including communal areas. The new mixed-use development will offer a place for residents to live and socialise and enhance the area for the existing community.
Chelsea’s King’s Road and Sloane Square are close by, with fashionable boutiques, restaurants and cultural attractions such as the Saatchi Gallery. Battersea Park is within 200 metres of Ransome’s Wharf, with 200 acres of green open space, landscaped gardens, a children’s zoo, tennis courts and other sports. The iconic Battersea Power Station is a short walk away, with its global retail brands and leisure facilities. Transport links are excellent, with Battersea Park and Clapham Junction stations within walking distance. The Uber Thames Clipper riverboat services can be boarded from Cadogan Pier, across Albert Bridge, with commuter boats to the West End, City and Canary Wharf.
Ransome’s Wharf will be London Square’s third scheme within the London Borough of Wandsworth, alongside Nine Elms and Wandsworth Common. Last year, London Square acquired a former convent site in Tite Street, next to the Royal Hospital Chelsea. Other acquisitions included the Grade II* listed Surrey County Hall in Kingston, Westminster Tower, opposite the Houses of Parliament in the heart of the capital, plus sites in zone 1 Vauxhall, Brook Green, Woolwich, Stratford Cross, Willesden and Twickenham.
Adam Lawrence, London Square’s Chief Executive Officer, said: “Our latest acquisition at Ransome’s Wharf reflects our expansion strategy across prime London since becoming part of Aldar, which has enabled London Square to scale up the delivery of new homes across the capital. Ransome’s Wharf offers an exciting opportunity to bring new focus to this stretch of the Thames between Albert Bridge and Battersea Bridge, creating a highly attractive new destination to live and to visit in one of London’s most desirable areas.”
The 13 sites acquired since becoming part of Aldar will deliver more than two million sq ft of real estate across nine London boroughs. The development pipeline has doubled to £3.8bn gross development value. Of the sites acquired, 38 per cent of the homes being delivered will be affordable housing – making a significant contribution to alleviating the housing shortage in the capital. London Square will deliver more than 7,000 homes in London over the next five years.
